Background


Mirvac’s new Sydney Head Office at 200 George Street is a milestone on the journey towards an ambitious goal to create smarter buildings and smarter workplaces.

The dashboard solution provides relevant and timely information to occupants including building specific telemetry data, conveying essential information quickly and clearly to stakeholders and tenants with the goal of having a positive effect on consumption behaviors and effectively managing the building’s performance and operation.

200 George is owned jointly by Mirvac Property Trust and AMP Capital Wholesale Office Fund and is being developed and constructed by Mirvac’s in-house development and construction divisions. Both organisations have emphasised their ‘change before you have to’ approach to sustainable smart building development. A value added strategy whereby sustainability initiatives help to reduce energy and utility spend through smart technology which also adds appeal and improves corporate image.

Design
Sustainability is a key component that complements the design of 200 George. The project involves integrating data from building management systems to convey statistics detailing electrical, waste and water consumption. Telemetry data captured from the building’s peripherals feed Microsoft Azure’s Power BI SaaS dashboards giving stakeholders web portal access to aid in monitoring and efficiency programs. Telemetry data is also displayed on dashboards within the lobby and elevators for optimal user centricity featuring 9 dashboard schemas with a total of 56 visualisation tiles, designed to stimulate user engagement through interactive metrics, visuals and game like scenarios.

Implementation
The solution was achieved through a clever mix of software, the internet of things, hardware and infrastructure. The overarching process involved assisting with the procurement of SQL and Windows servers, development of software, web portals and digital infrastructure as stipulated in the technical documentation. The software architecture required a database Server, which was used to house all of the raw telemetry information. This same server was also used to provide the consumption model for the sustainable smart building dashboards created using Microsoft Azure’s Power BI SaaS platform. The dashboard design incorporated 11 different data sources with web portal access.
