Forward thinking building initiatives drove the design and construction process which cemented the Forte residential complex as one of the most innovative building projects on Australian soil to date. Company Switch Automation were the contracted agents whereby Buildings Evolved’s Analyst Arne Hansen was employed. Quality consultation, specification and design procedures fueled a cutting edge and integrated building solution which overcame environmental concerns through the optimal use of technology.

Lend Lease’s Forte apartments situated in Melbourne’s Docklands is the first residential building in Australia to achieve on-market 5 Star Green Star as-built rating complying to the Green Building Council of Australia’s regulations and is a ‘game changer’ According to the judges at the 2014 Sustainability Awards.

The attractiveness of lower utilities consumption is a relevant area of building innovation. Energy and water Technologies are employed in line with the Green Building Councils code. Efficiency improves the bottom line, corporate brand image and the resale value of buildings. However, quality comes at a cost and the imperative to balance fiscal constraints against the associated benefits of technology.

The scope of works functioned to reduce several disparate systems and unify operational control of a wider building management system. To reduce material costs, Forte utilises fibre-optic network capable of delivering all digital communications and control from a single system.

Requirements

Research and development initiatives are key to Lend Lease’s competitive advantage. A key requirement was remote access to an overarching, integrated utility management system. The system featured granular reporting outputs for employees, enabling users to analyse trends and identify areas of utility optimisation. A solution was also provided to tenants, predicating awareness, a proactive strategy for utility minimisation catering for differing needs and technical skills.

The Solution

The Switch Platform is delivered over a Cloud framework that requires minimal capital investment. Energy consumption trends can be plotted providing visibility into the usage of energy and water. All services are delivered over industry standard IP optic fibre cable ensuring that additional services can be added with ease.

The in wall display touch screen, in both 8 and 15 inch variants were used for different grades of apartments, both for cost and differentiation purposes. However, functionality can be replicated regardless of model. The core functionality in all apartments were intercom and energy displays. Additional features offered in premium apartments offer a floor plan view, one touch control and control of C-Bus and HVAC control through the integrated RS232 ports.

The touch door station, manufactured by Switch Automation in-house, is what sets this project apart. By using projective capacitive technology for through-glass touch, waterproofing and vandal resistance are built in to a visually stunning piece of hardware. The user interface can be customized along with the colour of the back-painted glass.

The result is that Forte stakeholders and tenants gain unparalleled insights into utility management and operational control. A cloud-based utility reporting system provides stakeholders with the information at a granular level to make decisions over operational efficiency predicating savings initiatives. The energy analytics displays provides tenants with a visual representation and control over their consumption patterns which stimulates engagement where utility minimisation is from of mind. Video intercom provides convenient admission control for residents and guests. Ease of access to lighting and other environmental variables creates a more pleasant user experience.

Commercial and residential stakeholders and tenants seek new ways to reduce consumption in the face of rising utility prices. The Forte project provided an integrated system which unified disparate technologies and systems into a cohesive Building Management System. The idea was to achieve a balance between functionality and design that optimises technology, providing a quality solution for stakeholders and tenants. For tenants, Forte’s User Interfaces affords a high level of operational control to enhance user experience and ergonomics. For stakeholders, Forte’s Building Management System gives unparalleled insights into energy and utility optimisation, to minimise the built environments carbon footprint and improve the corporate bottom line.
